2021 Award of Merit for Best Adaptive Re-Use Project: North Carolina Main Street

TKa is very pleased to announce that the Grey Hosiery Mill Project, located in Hendersonville, NC, was recognized with a 2021 Award of Merit for Best Adaptive Re-use, by North Carolina Main Street.   The NC Main Street & Rural Planning Center is North Carolina's state coordinating program for Main Street America. Main Street America™ is a program of the nonprofit National Main Street Center, a subsidiary of the National Trust for Historic Preservation.  The National Main Street Center leads a movement committed to strengthening communities through preservation-based economic development in older and historic downtowns and neighborhood commercial districts.

Eastway Crossings

Overlooking the light rail line in Downtown Charlotte, Eastway Crossings includes a total of 132 one and two bedroom residential units for seniors.   Financed through the North Carolina Housing Finance Agency Low-Income Housing Tax Credit Program, the project is a four-story structure that fronts Eastway Drive and provides views over the adjacent urban neighborhood.  The program includes a variety of activity spaces for residents and will provide much needed income based housing for the Charlotte market.  Construction is scheduled to begin in October, 2021.

Steele Cotton Mill

TKa is currently working to re-purpose the J. M. Bernhardt Planing Mill and Box Factory – Steele Cotton Mill.  Located south of Lenoir’s commercial center, the plant that historically served as J. M. Bernhardt Planing Mill and Box Factory, Steele Cotton Mill, and Hayes Cotton Mill occupies a 3.22-acre parcel.  The circa 1902-1903 mill structure will be converted to 65 market rate apartments.  The 88,000 square foot facility will be renovated to National Park Service standards and will include NC State and federal financing.  Phase II of the project will include the renovation of the adjacent 1950’s Depot Building.

The Barton senior

The Barton Senior is a 174 unit senior apartment project located in Charlotte, NC.   Designed for a tight, urban site, the building offers one and two bedroom apartments for residents that have incomes that are a maximum of 50% of the local median income.  The five-story design includes interior and exterior activity spaces for the residents and a variety of unit designs.  The project will be financed through the North Carolina Housing Finance Agency Low-Income Housing Tax Credit Program. Construction is scheduled to begin in August, 2022.

Dogwood Housing

TKa is developing “small houses” for people in a three county area in the mountains of western North Carolina.  These free standing, new construction homes will target individuals and families which are living within 50% of the area median income.  The goal is to create simple, clean, contemporary structures that will generate a sense of pride in place for their owners.   Three neighborhoods are currently planned, with each neighborhood containing 25 to 30 homes.

Carolina Beach

Currently in Schematic Design, the Carolina Beach project consists of a new construction development of 60 condominium units with 9,000 square feet of retail on the street level.  Total square footage is approximately 90,000 square feet.  The project is located on property that sits on the West edge of the adjacent marina and overlooks the charter boat and day boating slips.  Views are provided of the marina and the ocean beyond.  The project is designed to create a market village scale along the marina’s edge with high-end residential above.

Straw Valley

This new construction, mixed use Straw Valley Project is located at the intersection of 15-501 and I-40 in Durham, NC.  The project includes 100,000 square feet of mixed-use retail and residential.  The site includes several historic buildings that were completed in the 1960’s.  These structures and their surrounding grounds are planned to remain. The new design references the history of the site and the existing architecture and represents the next phase in the progression of the development of the once verdant area.

Foundation Senior Living

Construction is nearing completion on the Foundation Senior Living Project, in Garner, NC.  The 54,000 square foot facility includes 82 studio residential units with substantial options for dining and socializing.  Located on the site of a previous assisted living facility, the new three-story building maximizes the small site and includes the option for a future Phase II expansion. Osage Mill

Osage Mill is a 250,000 square foot mill located on the main street in Bessemer City, NC. It is being repurposed into a mix of affordable housing, market rate housing and commercial space.  The first phase will include 143 affordable units for families.  This is a historic tax credit restoration and will be completed as per the National Park Service standards.
